The housing market across Southern California is rapidly changing. The State of California reported that:
- Homeownership rates are at their lowest since the 1940s
- One in three renters in California spend more than 50% of their income on rent
California’s housing crisis has the greatest impact on highly populated and coastal areas. One way cities in Southern California are addressing the housing crisis is by building more multi-family units. According to Jeff Collins of the OC Register, “Los Angeles County dominates the apartment boom, accounting for 415 out of 529 new Southern California complexes… Orange County accounts for 81 projects.”
Midrise or podium apartment communities are the favored type of building project slated for construction by development companies. In Orange County and the metro Los Angeles areas, many of these new constructions are luxury apartment homes in the midrise or podium style (4-6 stories).

Podium-style apartments offer great benefits to cities looking to alleviate the housing crisis since they provide more housing density than garden-style communities. The benefits to residents of podium-style apartments include access to urban centers, walking communities, and other amenities.
